SK Advisors was founded by principals Toby Shea and Michael Kivov. Shea and Kivov created SK to help make the senior living industry better. Shea and Kivov have a combined forty years of experience in the senior living field, and share a common passion for the business and problem solving. Toby Shea, CFA
Toby brings one of the most unique blends of senior living experience in the industry. Toby began his career in senior living lending, before moving to investment banking, both providing invaluable experience in strategy formation and capital markets nuances. Before starting SK, Toby was CFO of a large senior care provider in the Northeast, with multiple campuses and a large HCBS platform. Toby has led organizations through acquisitions, affiliations, major debt restructurings, long-term capital planning, and new development activities. Toby’s ability to understand how strategy, operations and finance work together provides SK’s clients with a valuable resource. More importantly, Toby has sat in the same seat and faced many of the same challenges as his clients, so they can feel comfortable that he understands their perspective.

Since 1996 Michael has been dedicated to the senior living and long-term care industry. He specializes in assisting clients in developing optimal product and market positioning strategy. His particular focus is working with CCRCs and other long-term care providers on repositioning efforts, and in identifying market opportunities and developing strategies and initiatives to improve performance and better meet the current and future needs of the market. Michael began his career with a focus on market research and feasibility, and transaction due diligence. During his career Michael has performed multiple analyses in over 35 states and has analyzed approximately $1.5 billion in potential transactions. Through his range of experiences at both large and small consulting firms, as well as his time heading his own practice, Kivov Consulting, Michael has become one of the industry’s most trusted advisors in market and positioning strategy, informing expansion, repositioning, new development, and master planning efforts across the country.
